Is it worth it?
Before you commit to anything, we’ll show you:

- How long until the savings pay for the costs
- What you save over the life of the loan
- Whether a refinance, HELOC or home equity loan fits best
YOUR OPTIONS
Ways to refinance or tap your equity.
The right move depends on your goal. Here are the options homeowners use most.
Rate and term
Lower your rate, change your term, or both. A good fit when rates drop or your credit has improved since you bought.
Cash-out refinance
Replace your mortgage with a larger one and take the difference in cash for renovations, big expenses or your next investment.
HELOC
A line of credit against your equity. Borrow what you need, when you need it, and keep your current mortgage in place.
Home equity loan
One lump sum with a fixed rate and a predictable payment, while your first mortgage stays untouched.
Debt consolidation
Roll high-interest credit cards and loans into one payment, often at a much lower rate than your cards charge.
FHA and VA streamline
Lower the rate on your FHA or VA loan with less paperwork, often without a new appraisal.
Drop mortgage insurance
If your home has gained value, refinancing out of an FHA loan can remove your monthly mortgage insurance.

KEEP YOUR MORTGAGE
HELOC or home equity loan?
Both let you borrow against your equity without touching the rate on your first mortgage. Here’s how they compare.
| HELOC | Home equity loan | |
|---|---|---|
| How you get the money | A line of credit you draw from as you need it | One lump sum up front |
| Interest rate | Variable or fixed | Fixed |
| Payments | Often interest-only while you draw | The same payment every month |
| Best for | Projects done in phases, ongoing costs, or a safety net | One-time costs like a renovation or paying off debt |
| Your first mortgage | Stays in place | Stays in place |
THE PROCESS
How refinancing works with us.
01
Tell us your goal
Lower payment, shorter term, cash out or debt payoff. Book a call or apply online and tell us what you want to accomplish.
02
See the numbers
We compare your options side by side, including your costs and your break-even point, so you can decide with real numbers.
03
Appraisal and underwriting
If your loan needs an appraisal, we order it and handle underwriting, keeping you posted along the way.
04
Close and fund
Most loans close in under 30 days. On a primary home refinance, there is a three-business-day waiting period before funds are released.
Not the right time yet? We’ll watch rates for you.

FAQ
Questions homeowners ask us most.
When does refinancing make sense?
When the savings cover your closing costs within a timeframe that fits your plans. We’ll run the break-even math so you can decide with real numbers, not a guess.
How much equity do I need?
It depends on the loan. Cash-out refinances, HELOCs and home equity loans each let you borrow up to a set share of your home’s value, minus what you owe. We’ll tell you exactly what’s available.
Will I pay closing costs again?
Refinancing does have closing costs, but you have choices. You can often roll them into the loan or take a slightly higher rate in exchange for lower costs. We’ll lay out each option.
Can I refinance with less-than-perfect credit?
Often, yes. Streamline options and non-QM programs can help. We’ll look at your full picture, not just your score.
Do I need an appraisal?
Not always. Some loans qualify for an appraisal waiver, and many FHA and VA streamline refinances don’t require one.
How long does it take?
Most loans close in under 30 days. We’ll give you a realistic timeline up front and keep you updated along the way.
